Conventional Loan

A conventional loan is a loan that conforms to the underwriting requirements of Fannie Mae and Freddie Mac, government sponsored enterprises that purchase loans from the portfolios of private investors. The conventional loan program gives lenders the flexibility to easily sell portions of their portfolios so that they have cash liquidity. The majority of borrowers opt for the conventional loan program because of its favorable rules surrounding private mortgage insurance and because of the flexibility to acquire different types and numbers of mortgages.
